Responsibilities:
Prepare estimates and manage bidding for lump sum and negotiated contracts Manage pre-construction process Prepare project schedules Prepare scopes of work, negotiate, and award subcontractor and vendor agreements, and ensure that an executed subcontract along with an approved certificate of insurance are in place prior to the subcontractor starting work Ensure compliance with Owner contract requirements to include insurance and bonding Develop, monitor and maintain a detailed master schedule Work in conjunction with project field superintendents to ensure compliance and successful project completion Manage and process shop drawings and submittals to ensure accuracy and compliance of the contract documents Manage and track all RFI's and Change Orders, and maintain appropriate logs Manage communication and resolve any conflicts between team members Coordinate and conduct project meetings as required Review job costs, billings and pencil draws for pay applications Work closely with the project Superintendent to facilitate subcontractor and vendor coordination, ensure all required inspections are performed, address any deficiencies, enforce quality control procedures and safety inspection performance. Manage project punch-list Review closeout documents with the Project Administrator for accuracy prior to submission Build and maintain strong, positive owner/client(s), developer(s), architect(s), and subcontractor(s), supplier(s) and vendor(s) relationships Establish and maintain repeat client relationships Participate in presentations and interviews for new potential projects Regular travel to job sites and possible out of state travel Interested in hearing more?
